The economic pinch has been harder here than in most states. Job creation in North Carolina has lagged behind the rest of nation.

There's new signs North Carolina's painfully slow economic recovery may finally be heating up. NC state Economics Professor Mike Walden made a bold prediction.

"I'm predicting we'll see 40,000 to 50,000 jobs created in North Carolina in 2012," said Walden. "Compared to the 20,000 created in 2011."

It's a forecast for an economic turnaround. Walden's latest index of economic indicators is encouraging. Jobless claims are down across the state. North Carolinians are working slightly more hours and earning slightly more money. It adds up to 1.9% jump, which marks two straight months of growth. The state's economy is still down for the year, but Walden thinks the turnaround will stick.

The state's unemployment rate stands at 10%, which is above the national average. Walden predicts it will drop below 9% this year.]]>

Industrial’s recovery is uneven, however, with larger distribution markets experiencing strong growth while outlying markets have higher vacancy rates and are drawing less interest.

"If you look at the industrial markets that are really flourishing right now and coming back in a strong way now, they are the larger distribution markets," says Ryan Spradling, a leasing and sales specialist with Cassidy Turley BRE Commercial’s industrial division in San Diego. "We’re seeing very large blocks of space being taken down by corporate users and there is high demand for spaces 500,000 sq. ft. and larger. So the larger blocks of space have seen good activity from the leasing standpoint and also from the investment side."

According to CBRE Econometric Advisors (CBRE-EA), the industrial availability rate will drop to 12.5 percent in 2012 and continue to decline through 2013 to 11.3 percent. The national industrial availability rate peaked at 14.6 percent in the second quarter of 2010 and was 13.7 percent in the third quarter of 2011, according to CBRE-EA.

According to Grubb & Ellis research, the national market will absorb 110 million sq. ft. of space this year, up from 34 million sq. ft. a year ago.]]>

Year-to-date industrial sales volume is up 58% but trails growth in the surging hospitality sector (+160%) and multifamily (+83%).

Average asking rents in the 67 markets the report tracks increased to $5.13 per square foot, which was a $0.04 increase over the previous quarter and marked the third consecutive quarter in which rents increased.

The rent growth follows steady declines dating back to 2Q09. San Francisco had the highest asking rent at $9.72 psf. The only non-California market to break into the top five was suburban Virginia, with an asking rent of $6.99 psf.]]>

Prior to the slowdown, prices had recovered three-quarters of the value lost after credit markets froze in late 2008, according to the Newport Beach, California-based property research company, which compiles its data from real estate investment trusts.

Third-quarter deals for office buildings, hotels, industrial properties, apartments and shopping complexes were up 39 percent from the same time in 2010, showing the recovery is slowing rather than grinding to a halt.]]>

In addition to more property being leased or purchased for industrial use, more square footage is being used as well.

Companies in the U.S. are using 144.8 million square feet of space, up 14% from last year’s figure of 126.6 million square feet. This signals expansion, which is a promising factor for American markets.

Lease rates – the amount of money companies pay to lease industrial sites or property – are also going up.

In short, it appears that industrial markets for real estate are stabilizing just as commercial markets are, which is good news in and of itself but is also a good sign for residential markets down the road.]]>
